Our in-house staff pass through our projects everyday with regular, daily meetings to make sure we are all moving as smoothly as we can. Once completed, we use local agents that are easily accessible to help with the listings, pricing, and the selection of good value, high income, clean tenants. Once rented out, we stay in touch directly with the tenants for all their maintenance issues and generally can have all matters resolved within 24 hours. We established personal relationships within the HOA buildings and have seen to getting things done swiftly without complications. We work with building managers and in-house personnel to help always keep everything smooth sailing and all personnel / tenants happy.

From helping along with upgrades for the properties, creating a home-based manual with all the specifications of the property, to staffing the home with a house manager who’s on sight daily to keep the property clean so the home owners get to enjoy their own residences as a 10 star guest resort. We provide services for handling all daily needs of getting any maintenance issue resolved creating a team of cleaning personnel and personal chefs with servers, hostesses and staff.

Procuring Homes, Turnover, & Construction
We started with procurement of product for investors and assume full responsibility from meeting with the brokers and making decisions of which properties to buy based off of the specific interests towards the groups we are affiliated with.
Once selecting the properties and getting us through the closings, we either do a quick turnover which requires new paint, refinished floors, an update to all electrical, and a general "freshening up", to deciding on new contractors to bring on board to help get us to the finish line. Our team is well established and have relationships with the local building departments and contractors so we get our permits fast and can complete a full makeover.
